Ross Valley School District real estate is holding value because of the strength of the schools. These schools include the Upper Brookside and Lower Brookside schools and Wade Thomas as well as White Hill Middle School.
In San Anselmo and Fairfax, the towns served by the Ross Valley School District, real estate values have dropped, yet the drop isn?t as severe as it is in school districts with less pride in their schools. (This district has a strong cadre of teachers, administrators?and the very active Ross Valley School Foundation with its long term YES campaign firmly in place. This is a?campaign that has helped us maintain a well rounded education for our children).
Now about the real estate: In Fairfax and San Anselmo there are 93 properties on MLS of which 30 are in escrow. Of the 63 properties on the market four are foreclosures and eight are short sales.? One of the foreclosures is 125 Live Oak, a three bedroom home in Fairfax priced at $349,000. The other foreclosures are 80 Woodside, 2 Spring and 133 Tamal Vista in San Anselmo. These homes range from three bedrooms to five and prices of $530,000 (Woodside, which needs work) to 133 Tamal Vista, priced at $629,900. Tamal Vista is on the border of San Anselmo and San Rafael (this is a home for which I?ve figured out the issue and I?d love to buy, renovate and make money!) ?and this home has views.
There are two new to the market short sales? available. One is 66 Monterey, a three bedroom San Anselmo home priced at $639,000 and 295 Tamalpais, Fairfax, also a three bedroom, two bath home but priced for the handy-with-tools value price of ?$280,000. On the market for many moons is 17 Morningside, a three bedroom home that has been on the market just shy of six months. Needs work, priced at $649,000.
